Price list of services - individual projects

01. What influences the price of design work?

The pricing of design work is influenced by several factors, such as the scale of the building, the estimated cost of the project itself, the number of floors in the building, the terrain gradient, and also the complexity of the solutions and details required by the client. The price list published on the website serves more as an indicative tool for clients when calculating the price of project work, but it is not binding. The actual and specific price will only be obtained by the client in the form of an individual quotation, which will be drawn up on the basis of the client’s exact requirements. The basic indicative price for design work is based on the size of the proposed building and the number of floors. In some cases, this price may be increased by surcharges (e.g. if the project is located on a slope) or reduced by discounts (e.g. for repetitive constructions or longer project development times).

02. How the area of the proposed building is calculated?

The footprint of the proposed building includes all usable room areas within the future structure. It also includes the areas of the proposed elements such as the garage, garden store, gazebo, covered terrace and other related parts of the building. Conversely, areas behind external and internal walls shall not be included in the area.

Architectural study

Architectural studio DEDE is engaged in the process of creating the design for your family home. This process leads to the creation of a comprehensive document, which can easily be used to develop projects for obtaining building permits or for the construction itself. Through the architectural study, we will reveal many connections that may have been previously unknown. In the initial phase of the study, we determine the requirements for the house design and identify potential construction limitations at the site. Based on this information, we will design the floor plan of your future family home. The proposed floor plan will be gradually shaped, and adjustments will be made in several iterations until it reaches its final form. Based on this floor plan, we will prepare 2D views and also a 3D model of the house. The creation of these views and the model will allow us to refine the aesthetic and material elements of the design.

Within the architectural study, we offer two different processing options, with the cost of the study depending on the chosen variant:

Architectural study. In this process, we create a comprehensive design of the family home in the form of an A3 document. This document includes the house’s situation on the plot, floor plans of all levels, room tables, simplified sections through the building, all 2D views, and at least three 3D exterior views. It also includes visualizations of various material variants of the exterior and a brief accompanying report. The price of this service is €10 per square meter of the designed area, with a minimum price of €600. For properties larger than 180 m², an individual discount is provided for the excess area.

Note: The above architectural study prices are subject to the project proceeding to obtain a building permit or to construct the building. If only a separate architectural study is involved, a surcharge of 20 % on the above prices shall be charged. Both architectural study options include one basic design based on the client’s requirements and one major design change, if required. Minor modifications are part of the design process and do not affect the structural or functional aspects of the building.

Projects for planning permission and building permit

The building permit project is used to obtain an official permit for the structure. It is less detailed than the plan for the actual construction and does not include detailed drawings or precise records of materials and elements. This version of the project is quicker and more cost effective to process than a comprehensive plan for the actual construction. The project for the building permit brings major advantages for simpler houses that can be built on the basis of this project, thus saving the necessary funds for the actual construction.

The building permit project is offered on the basis of a previous architectural study or if the client already has a clear and functional idea of their future house (i.e. a floor plan including wall thicknesses, windows and doors, drawn to a scale of 1:100 or 1:50).

This project includes a drawing of the situation of the building, an accompanying report, summary technical documentation, plans of the building parts (floor plans, views, sections), a structural design, designs for water supply, sewerage, gas installation, heating, heat recovery, electrical wiring and lightning protection, a plan for fire protection, a calculation of the energy performance of the building (EHB) and all necessary connections.

• The price of this service is 30 € for each square meter of the proposed object, with a minimum price of 2500 €. For objects with an area greater than 180 m2, the price is €5400 plus €15 for each excess square metre. This price applies to single-storey houses; for other types of houses a surcharge of 20 %.

• For projects in uneven terrain (if the foundations are not level), a surcharge of 20% is added to the above prices. For semi-detached house projects (if identical/reflective) 40% is added to the price of the first house. For terraced house projects, 40 % is added to the price for each individual dwelling.

Note: The price does not include the solution of intelligent wiring, camera system, pool technology and other premium accessories. These elements are subject to an individual surcharge based on the complexity of their implementation.

Implementation project

The implementation project is to serve not only for obtaining a building permit, but also for the actual implementation of the construction. It is a more detailed plan than the project for obtaining a building permit. The detailed design contains all the elements of the design for the building permit and in addition includes more precisely labelled drawings, solutions to construction details, window and door lists, plumbing and joinery records, area and material lists and a budget. Also, the designs for each professional area are more detailed and include additional drawings such as sections for plumbing and drainage, more accurate plans for laying and reinforcement, and more.

We present the realisation project after the completion of the architectural study, or if the client already has a precise and functional idea of the future house (i.e. a floor plan with dimensions of walls, windows and doors, captured at a scale of 1:100 or 1:50).

• The cost of this service is €42 per square metre of the proposed building, with a minimum of €3,600. For objects with an area greater than 180 m2 , the price is 7560 €, plus 25 € for each excess square metre. This price applies to single-storey houses; for other types of houses, a surcharge of 20 %.

• For projects in uneven terrain (if the foundations are not on the same level), a surcharge of 20% is added to the above prices. For semi-detached house projects (if identical/reflective) 40% is added to the price of the first house. For terraced house projects, 40 % of the price for each individual dwelling unit shall be added.

Note: The price does not include smart wiring solutions, cameras, pool technology and other premium extras. These elements are subject to an individual surcharge depending on the complexity of their implementation.

Author's supervision

Author’s supervision during the actual implementation of the project is an important aspect for us at DEDE architectural studio. Its billing is based on the time we spend on site and also takes into account the necessary travel costs for transport to the construction site. For projects that are located outside of Bratislava, the relevant travel costs associated with transportation to the site are added to the time rate for being on site. These travel costs are in accordance with the pricing schedule listed in our catalogue for other services provided. Our goal is to ensure that the author’s supervision is efficient and meets the needs of the particular construction project. We are aware that projects outside of Bratislava require additional transportation and travel costs, and therefore we take these factors into consideration when determining the overall cost of author supervision. In this way, we ensure transparency and fairness to our clients.

Author’s supervision is an opportunity for us to actively monitor the progress of the construction, to ensure that the project is implemented according to plan and in accordance with our design and concept. Our experts have extensive experience in supervising construction projects and can effectively resolve any problems and uncertainties that may arise during construction. For projects outside of Bratislava, author supervision demands a significant time commitment and travel logistics. We aim to streamline our procedures for client accessibility. We maintain our commitment to delivering high-quality author supervision. This aligns with our professional standards.

We charge a fee of €40 for each hour of supervision. In addition, travel costs are included in the total price. We charge 20 euros for each hour of travel, plus an additional fee of 0.3 euros for each kilometer of one-way travel.
